Notice is hereby given that a public hearing will be held at the Pleasant Valley City Hall, 6500 Royal, Pleasant Valley, Missouri 64068, by the Pleasant Valley Planning and Zoning Commission at 4:30pm on Thursday, June 4, 2026, concerning the following:

 

·Consideration of 30-foot setback requirements for buildings in Pleasant Valley, Missouri

Residential Sewer Rate (Part 1)

Comprised of:

·         Monthly connection fee

·         Per 1,000-gallon usage = usage rate

Proposed monthly connection fee to PV residents = $32.16

Monthly connection fee to PV from KCMO = $20.43

Math

$32.16 - $20.43 = $11.73 monthly PV makes on the monthly connection fee per residential account.

$11.73 x 1,081 PV residential accounts = $12,680.13 monthly overage to PV Restricted Sewer Reserves

12,680.13 x 12 = Annual monthly connection fee overage to Restricted Sewer Reserves = $152,161.56

 

Residential Sewer Rate (Part 2)

Per 1,000 gallon = usage rate

KC bills PV via a cubic foot usage rate. Since we use the water dept. to Bill our residents, they Bill on a Gallon basis. A usage rate conversion occurs every month, so PV can pay KC.

Part 2 Math

Monthly gallons / 748 (how many cubic feet are in a gallon)

PV monthly usage per cubic feet = Y

Y * $7.07 (per gallon proposed usage charge)

Monthly connection fee of $20.43+ “Z” = what PV pays KC monthly

From 2025 to 2026 increase in sewer connection fee was $1.81

From 2025 to 2026 increase in sewer usage rate was $.40 per 1000 gallons
